DO I NEED TO FILL OUT AN APPLICATION AND PAY A FEE FOR
PRE-QUALIFICATION?

ONCE I AM PRE-QUALIFIED, SHOULD I SHOP FOR A LOT?
No. You need to contact Nova Land Development to pick out your house
first. Buying a lot before you have priced out your home may leave
too little for the home you want. With the completed questionnaire
and your pre-qualification I can give you a price right over the
phone for a “turn-key” or “drop-ship” home.
WHAT DOES TURN-KEY MEAN?
A turn-key price should include a complete home with all the
amenities, from the foundation to the roof, and everything in
between. This would also include all of the site work, permit fees,
certificate of occupancy. It would not include the original perc and
soil log, septic design, or closing costs.
WHAT DOES DROP-SHIP MEAN?
It means pretty much just that ! I would sell you the home, 90%
completed, deliver it to your completed foundation, and set the home
(putting the units together) You would act as your own general
contractor to finish the home, hiring the plumber, electrician,
mason, landscaper, and siding contractor yourself. On an average
2,500 sq. ft., 2-car garage home the savings would be about $40,000.

scheduling instructions and approximate budgets to complete the
project.
HOW WILL I GET FINANCING FOR A DROP SHIP?
M & T has programs for “owner/builders” and they appraise the
project at it’s completed value.
HOW LONG DOES IT TAKE TO COMPLETE A TURN KEY PROJECT?
From the design/contract phase, to your certificate of occupancy,
about 5-6 months depending on approvals and weather, which in
comparison to the stick-built process of about 12 months or even
longer with bad weather, is extremely short.
I HAVE A HOUSE TO SELL, WHEN SHOULD I LIST IT?
When building a modular home you know when it will be finished. You
should list your home as soon as you enter into contract for the
modular.
ARE ALL BUILDING LOTS SUITABLE FOR MODULAR HOMES?
NO! You can call Nova Land Development for a no-charge site
inspection to determine suitability, and to make sure it conforms to
estimated site costs.
